Role: FC (facility coordinator):
❖ Review of PO/PR and quotations :
➢ Actions taken care, while reviewing the PO (purchase order) -likes AMC, PR (purchase requisitions) and quotations by using MAXIMO software checking and finalized to forward the documents to concern departments for approval process.
❖ Follow up with approvers to get it approved the PO (purchase order)/quotations:
➢ Based on the schedule fixed in Daily schedule plan if any PO/quotation to be required to implement an urgent basis, follow up with approvers to get it approved for implementing the same
❖ Follow-up with Qualification Team to get the Approval:
➢To communicate with Qualification team to check the quotation with help of concerned person to approve it from the TAZIZ property management.
❖ PO and Quotation Implementation in MAXIMO:
❖ Implementation of PO, Quotation in Maximo as per Plan scheduled, and trouble shooting and resolve if any implementation error
❖ Follow up with Customer for SR (service request):
➢To communicate with customer about the service request check the type of request likes electrical, plumbing and HVAC fix appointment with the customer and resolved it's as per the scheduled time.
❖ Modification of W/O’S (Work order):
➢ Modify the WO'S with respect to PO. And update new status as per scheduled PO's
➢ Follow-up with the technician teams for creating and updating of WO's and released in time for daily working process
❖ SR (service request) and updating:
➢ Service request creation, Corrective maintenance, reactive maintenance and daily scheduled PPM creation)
❖ Follow up with customer care (link):
➢Facing calls from the customer care center about the service request which is made by customer complaints and get the updates thru MAXIMO its follow up the customer to fix the problem as per the scheduled time.
❖ Daily Actions in Maximo:
➢ Creating work orders as per the technician's complaints which is corrective maintenance and follow up with the engineers to close the Work status as per scheduled.
➢ PPM Work orders downloaded from Maximo for daily actives as per the monthly, half and quarterly schedules.
➢ Daily attending the complaints SR (service request) which is made customer thru Maximo create a RM work orders to follow up with the technicians to fix the problem time to time work order been closed.
➢ Preparing monthly billing and monthly reports as per the site scheduled process.
➢ Monthly wise reports submitted to the manager and property management team.
➢ Good communicate with the customer, technicians, sub-contractor maintaining for the site process.
Tracking daily and monthly W\o (work order, service request, PO (purchase order), PR (purchase requisitions) Preparing quotation for indoor and outdoor work process. ❖ Follow up with AMC (Annual Maintenance contractor): ➢To communicate with AMC contractor customer likes Fire alarm, firefighting for renewal process to get updates and follow up as per the scheduled time.
Follow up with Idama subcontractor to schedule and fix the problem as per planned time. ❖ Previous work Details: ➢ Handling and Maintaining of various commercial apartment, offices, retail shops and mall.➢ Draw out preventive maintenance schedules, checklist of various equipment and maintain record of the same.➢ Responsible for the preparation of the annual and monthly schedule for preventive maintenance of all electrical systems. Switchgears, PLC Panels and Capacitor Panels, Life Safety systems, Power Distributers, Lightings, Motor, pump, starters and other electrical related systems.➢Attending of trouble shooting issues in MCC panels such as VFD, Motor and other blowing equipment's also.➢If it is required to replacing of defective motors or pumps bearings for machineries are working efficiently.➢ Assist the mechanical department on electrical problems of their equipment such as Air Handling A/C units, Distribution panels, automatic changeover switchgear and SMDB panels➢ Attend to service calls by office personnel's regarding technical problem such as lighting power outlet, ➢ Handling UPS Power Supply without shut down.➢ Handling fresh air units and maintained as per the required temperature.➢To be completing PPM for scheduled time period such as MDB, SMDB, Capacitor Bank, DB, and UPS.➢ Daily routing checking for all the equipment's like Exhaust fans, Ventilation systems, hand Dryers and Required time period
➢ Different types of decorative and ceiling lights are replacing and treble shooting circuits are rectified at the
Assisting it department also
➢As an electrician attending emergency treble shooting issues and resolving as per time period.
Kitchen appliances equipment, office machine and additional electric installation
➢ Perform preventive maintenance of electrical system such as low voltage, high voltage substation,
Water cooler, ventilation fans, pumps, motor and other related equipment.
➢ Installing and Maintain to all Electrical equipment like LT panels Wiring, Piping, Circuit Breakers,
➢Liaising with all (SSM) Building facility specialized system maintenance contractors & fallow up the regular routine service.
➢ Daily routine check-up for various equipment and safety on all installations
Handling and monitoring BMS systems & fire alarm systems.
